The Hopewell Road tract is located in the southwestern part of Union County, Arkansas about 14 miles southwest of El Dorado, AR North 33.103268, West 92.872459. Access is provided with both Hopewell Road and Union Road 51 aka Tram Road intersecting on the southern edge of the proeprty. Some utilities are available along these public roads to allow for home site potential within the Junction City School District. Around the year 2007, about 18 acres of pine were planted another +/- 4 acres in the southeast corner of the tract were allowed to regenerate naturally into mostly pine. These stands are still a few years away from being ready for a first-thinning, which would mostly yield some pulpwood for spacing/quality control. A perennial stream known as Lemon Creek runs through the property from a north to south direction. This creek bottom created a wetland zone in the northeast corner of the property as well as some bottomland hardwood timberland. A petroleum pipeline right-of-way runs along the southeast corner of the tract and crosses Tram Road. According the Usda Nrcs web soil survey, the property is based upon an assortment of fine sandy loams and other soil complexes which give the property a weighted average site index rating for Loblolly Pine of 85.5 feet base age 50.
