Land Description
Description
Boathouse Landing Tract is a great combination of a recreational tract with waterfront house sites, and a long-term timberland investment pine planted in 2007. It fronts on Little Branch, a deep-water creek that flows into the Western Branch of the Corrotoman River, and on into the Rappahannock River approximately 12 miles as the crow flies to the bridge at White Stone, VA. The tract has approximately 2,200 feet of state road frontage on Highway 201 White Chapel Road. It is located approximately 68 miles northwest of Mechanicsville, VA intersection of I-295 by-pass & Hwy. 360 and 11 miles from Kilmarnock, VA. The tract has flat to generally rolling topography and the property lines are marked with red/orange paint and are readily identifiable on the ground. The tract has not been tested for acceptance of sanitary septic systems for residential use, but there are numerous homes located along White Chapel Rd. It is further identified as Lancaster County Tax Parcel 14-100A, and a plat of the tract is recorded and available upon request.
Property Use
The tract provides the potential for developing one or more residential lots along the waterfront areas and also along the extensive state road frontage. It is set-up to provide future cash-flow from timber sales from the 49 ac. of 2007 pine and has a very good current use for recreational purposes such as hunting 25 ac. of bottomland hardwoods plus 11 acres of marsh, four-wheeling, target practice and similar activities.
