Location Bounds Ranch is located in Bee County, 10 miles northwest of Beeville. It fronts CR 321 for 3/10 of a mile and CR 327 for half a mile, with the main entrance on CR 327. Beeville is a town of over 13,000 and provides restaurants, grocery stores, shopping and most other everyday conveniences, with Beeville Municipal Airport (KBEA) only 13 miles from the ranch. Corpus Christi - 70 miles San Antonio - 90 miles Austin - 140 miles Houston - 190 miles   Water Water is abundant on the property. Whitetail deer, turkey, hogs, mourning and white-wing dove, coyotes and bobcats are all common on the property as well. Over the last few years, the trees along the creek have become a roosting area for as many as 30 resident turkey.   Improvements The house is 1,968 sf with 4 bedrooms and 2 full baths and sits on a nice one acre yard. The house wraps around a 900 sf atrium that houses numerous small trees and plants. It’s a great place to grill and enjoy a meal or listen to the rain fall on the  metal roof. The yard and house area also has a 20X60 carport, 25X60 metal workshop, 250 gallon elevated diesel tank and a dog pen. These improvements make it easy to have everything you need on hand to manage and maintain the ranch. Other improvements include an uncovered 18X60 concrete slab and a 20X80 quail pen. The fencing is standard barbed wire and in good condition on most of the property with a few areas that need some attention.   Land This ranch is a mix of rolling hills, south Texas brush and open pasture.  The front pasture sits on a high hill and provides beautiful views of the surrounding area and is a great place to see a sunrise or sunset. On the backside of the property is a low lying area and small creek that is a major wildlife corridor. The creek is lined by numerous trees and is accentuated by a huge live oak tree.
