Tract 1 consists of 1,797 +/- acres. The present owner has developed it for quail, deer, and turkey hunting. There is believed to be 100 plus coveys of wild quail on the total tract. There are abundant deer and turkey on the tract. It is located approximately six miles north of Colquitt, GA, off Highway 91, north on Mt. Olive Church Road. Tract 1 contains 1,092 acres of upland hardwood and 100 acres in longleaf pine. The balance of the tract has a variety of hardwoods, wetlands, and pine for game habitat. Bird feed is planted on an annual basis.
Although it has been used for hunting by the present owner, this tract has the potential for a conversion to irrigated row crops or as a cattle operation. The agriculture market has been hard pressed to find tracts for conversion and there are very few large tracts available in south Georgia that have the possibilities of Tract 1. Tract 1 is the location of the Manager’s house which has 3 bedrooms and 2 bathrooms. The Lodge is also on Tract 1 and is set in an ideal location overlooking a cypress pond and surrounded by beautiful pine plantations. This 854 acre tract is located approximately six miles north of Colquitt, GA in Miller County. It has ample paved road frontage on Highway 91 north, along with additional county dirt road frontage on Cooktown Road.
Tract 2 has considerable timber value in its 20-23 year old planted pine found on approximately 150-175 acres of the tract. There are large mature live oaks spread throughout the balance of the property. There is an abundant population of large white-tail deer and turkey, however, the present owner is an avid quail hunter and several wild coveys of quail can be found on the tract. There is a large flat wet weather pond consisting of 250 +/- acres that provides great wildlife cover. Throughout the year Tract 2 can be used for four wheeling, horseback riding, and hunting.
