Boggy Bottom Ranch is within that perfect drive time of 2 hours or less from North Dallas at only 100 miles from Plano, TX. The property is located near the small community of Caney just over 20 miles north of Durant, OK on Hwy 75. After you leave the Hwy its an easy 3 miles of paved road and the remaining 3 miles are county maintained gravel. Once inside the gate, let the show begin as deer literally line the drive of the interior gravel ranch road leading to the cabin. As this road meanders toward the cabin it takes a journey past the first of many food plots surrounded by beautiful hardwood timber. Before the cabin and equipment building come into view your eye catches a glimpse of the first pond with a quaint fishing dock located just north of the improvements. This well has kept this pond at a normal stage during the drought of 2011. The land gently slopes and rolls from the southwestern portion of the property toward the creek. Much of the land along the creek is more level and would be perfect for creating wetlands. The seller has been managing the herd for the past 7 years and partners in the Deer Management Assistance Program or DMAP with two adjoining neighbors to the north in all totaling just under 3000 ac. I have been told that the adjacent neighbor to the east is approximately 3500 ac and maintains a bow only deer hunting policy and also strictly manages their deer herd.
