Sweet Hill Farm is an income producing property with an active farm lease, the cultivated acreage accounts for 56 acres of the tract. The crops grown in rotation the last two years on the farm have been corn in 2021, and cotton in 2022. The sandy loamy soil on the tract is conducive to growing several types of southern cash crops: cotton, corn, peanuts, and soybeans. While 56 acres of this tract is open and in cultivation, the tract in its entirety can be utilized for hunting whitetails, turkey, dove, and waterfowl. The unique shapes of the fields, locations of water, food, and cover create hunting opportunities around every bend in the woods. Whitewater creek is a major water shed that feeds into the Pea River approximately 9 miles south of the property. This beautiful cold-water creek carries a high-volume water across the south boundary of the property for wildlife that can create pockets of flooded cypress & hardwoods during the rainy season that could provide refuge and hunting opportunities for waterfowl. There are three other seasonal creeks on the property, two of which have locations for potential pond sites if a new owner elected to build one.

The lowest elevations (220') can be found on the southern end of the property near whitewater creek, and the highest elevations (310') can be found on a high plateau on the north side of the property as soon as you enter the gate. This would be an ideal home site or camp site; power is available at the county road.

The sale property is subject to a 1-acre lifetime leasehold estate on the southeast corner of the property on the creek. The previous owner was granted a lease for an annual camping trip along the creek. The lease is not transferrable. See map in listing pictures.
