Land Description

The Estancia Ranchettes is an underdeveloped subdivision located just outside Moriarty. Moriarty is a friendly little community which has its own small airport, several parks, a sports complex including six baseball fields, and weekly summer rodeos that can draw in hundreds of visitors. Although a small town, Moriarty is quickly growing and includes all the conveniences and amenities you would need. Our available properties are about 11 to 16 miles from downtown. Moriarty is located at the junction of I-40 and NM 41 and offers a vast array of history and entertainment. The city benefits from two designated scenic and historic byways that pass through it and make Moriarty a favorite stop for thousands of people. Historic Route 66 serves as Moriarty's Main Street and the 150-Mile Salt Missions Trail takes you to many historic and scenic areas.

The Estancia Ranchettes are situated in Torrance County, which is one of the most productive agricultural counties in the United States. The community has very close ties to the land and the locals place high value in their heritage and ties to the mountains. There are also several archaeological and historic sites in the area including the extensive mission ruins of Abo, Gran Quivira, and Quarai.

RV for up to three months per year on your property. Mobile and modular homes are allowed. There are no restrictions, no covenants, no Hoa. This lot can be used for residential or agricultural use. There are no requirements that you must build. Cell phones are normal. You would need to call a water well driller if you want to explore that possibility. We're told that area wells are 150 to 300 feet deep. Sewage would be by septic - you would need to have a percolation test then install the septic system when and if you build. Taxes are about per year.

The legal description for these properties is Estancia Ranchettes, Unit 2A, Block 1, Lots 23 and 24. These two side-by-side lots give you a total of approximately 1.66 acres. This is nice flat land with platted road frontage on their south side that you can leave as is or grade in as you see fit. Very close to two good maintained dirt roads that run through the subdivision. You can treat these lots separately or combine them for one large property.

They are just over 2.5 miles south of Interstate Highway 40, close enough for convenience but far enough for the peace that you're looking for. Utilities have not been run this deep into the subdivision yet, you will be living off grid.

FINANCING Available: With an initial payment of down payment + document fee) we can finance the balance for as little as per month over five years. Or you can choose to buy these properties outright in order to receive the 10% cash discount.

Edgewood is less than ten miles west of Moriarty. This town has been growing rapidly and has expanded to the far northwest side of Moriarty along I-40 and NM 333. As growth continues, Moriarty will need to expand and there's recent commercial development that has been spreading along NM 41 and Martinez Road which runs to the Estancia Ranchettes.

Breathtaking Manzano, Manzanita, and Sandia mountain ranges line the west side of the Estancia Valley. They are part of the Cibola National Forest, more than 1.6 million acres in New Mexico. Manzano Peak towers at 10,098 feet. Recreation includes skiing, hiking, camping, prehistoric ruins, ice caves, and lava flows. There are deer, elk, antelope, black bear, mountain lion, and turkey. There is fishing in several nearby lakes. The nature-watch activities are outstanding.

Along the east side of the valley are the Pedernal Hills. To the south is a chain of intermittent salt lakes. To the north land rises gradually to a drop-off into the Galisto Basin. Northwest are the Ortiz Mountains and the mountain scenery in the 1.6-Million-Acre Santa Fe National Forest. Here are the headwaters of the Pecos, Jemez, and Gallinas Rivers, mountain streams, lakes, and trout fishing. Go into the wilderness on horseback, or hike 1,000 miles of trails. Whitewater raft on the Rio Chama or Rio Grande. Take a beautiful tour driving the Santa Fe National Forest Scenic Byway.

Enjoy the high desert climate of the Estancia Valley. An elevation of approximately 6,400 feet gives summer highs in the 80's and winter highs in the 40's. There are about 280 sunny days per year.
