Here I have a 20.01 acre completely treed property (well over 200 trees) located at the foot of the Anderson Mountains in the Moon Valley Ranch subdivision Unit 2. It's located on Aspen Trail and has fantastic views of the Madeline Plains below. Deer and Pronghorn Antelope abound here as well as the occasional wild horse (which by the way I discovered on the property last week when I was up there, but failed to take a picture because I didn't want my Malinois to spot him).

There are 2 ways to access this property however I only went one way so I don't know if the other way is easier or harder. It's only about a mile from the gate up off Antelope Drive. The views up here are fantastic.

Legal Description

Lot 142, as shown on that certain map entitled, "Moon Valley Ranch Unit No. 2", filed June 20, 1969 in the Office of the Lassen County Recorder in Book 6 of Maps, at Pages 86 through 92 inclusive. Buyer will receive a copy of the full legal description in the form of "Exhibit A".

Property comes with a 1/2 undivided interest in and to all the Oil, Oil Rights, Mineral Rights, Natural Gas Rights, and other Hydrocarbons by whatsoever name known, together with all Geothermal steam and steam power that my be within or under said land (Buyer will receive a complete "Exhibit A" with entire legal description).

I will also include an 11 x 17 inch copy of the "Parcel Map & Record of Survey Map" of Moon Valley Ranch Unit 4 that shows lot dimensions and that each corner of the property has 1/2" iron pipe markers.

GPS coordinates to the southwest corner is 41.00875,-120.56805 to the mid point of lot on Aspen Trail.

To make a purchase I will either take cash for the entire amount of $24,999 (No closing cost for a cash sale) or you can choose one of the payment plans listed here:

1) $1,000 down on a 4 year note at 5% interest, monthly principal and interest payments (including property taxes) will be $565.

2) $750 down on a 3 year note at 5% interest, monthly principal and interest payments (including property taxes) will be $748.

3) $2,500 down on a 1 year note with NO Interest, monthly principal payments (including property taxes) will be $1,875.

I will consider other options, however only if you are ready to pull the trigger and make a buy.

I do not do credit checks, however I do require that you either set up Bill Pay with your bank so they can mail me a check each month or I can set you up with a recurring debit/credit card payment plan until paid in full. Once you are, I will issue you a Grant Deed.

Directions to Land

Take highway 395 north out of Susanville about 45 miles to Antelope Drive. Turn left (west) and go 3.7 miles to Mesquite Trail and turn right. Go north about 1/4 mile until you come to a left turn road with cattle guard and tires stacked on each side. Head up and follow the road around the left and to the green gate. It's chained closed but not locked. Go through gate and turn left. Some of this road is very rocky so if you don't have a truck or ATV it might not be wise to try with a passenger car. I drove my truck passed the gate, parked and rolled off my ATV and proceeded from there. Go just a hair over 1 mile and that will take you to the southern corner of property. Go back about 778 feet to the north corner on Aspen. The property is 1154 feet from west to east on one side and a little over 1000 feet on the north boundary. See Tract and Parcel Maps.
