Road Frontage, Spring, Cedar Trees : Gainesville : Ozark County : Missouri

Land Description

Located on CR 514 in Ozark County outside of Mammoth, MO. Approximately 8.7 acres of off-grid paradise with county road frontage, cedar trees, a spring, and natural clearings.

If you are looking for views, here they are. Several natural clearings can be found scattered throughout, each providing its own special view of the west and south horizon. The terrain is a good mixture between the open ground and cedar trees.

The land goes slightly uphill from the road and then levels off for that perfect spot to build overlooking the valleys below. The land will slightly rise again until it comes to another level spot. Here you have plenty of room to build, have raised garden beds, and some outbuildings. There is county road frontage on CR 514 for about 900 feet.

They say living off-grid is going to become the new way of life. Well, this property could easily become your off-grid paradise. Solar would be beneficial, as there are clear views of the sky almost all day and south-facing. A water catchment system would also work great here, as there are several spots where water runs through this property after a good rain. Spring can be located on the north side and another one on the south side. We are not sure if it runs all year round, but it does put out a good amount of water.

There are plenty of ways that you can handle your human waste as well. If you plan to live here you will need to install some sort of sewage system. You have the option of doing a lagoon, installing a septic system, or a composting system.

Pontiac, MO, is home to Bull Shoals Lake and Pontiac Mariana. Just Jackies is also a great restaurant that you have to try when in the area. The marina has boat rentals, boat docks, fishing tackle, tube rentals, and anything else you might need to enjoy some time on the lake. There are also several nice swimming holes, restrooms/showers, full-service RV hookups, and tent camping. The property is about 20 minutes away from here.

Mammoth is located in Ozark County, MO, about 15 minutes south of Gainesville. Ozark County is home to Bull Shoals Lake, Norfork Lake, North Fork River, and Bryant Creek. Fishing, boating, water sports, camping, and great food can be found along all of these waterways as well. Ozark County is also home to thousands of acres of National Forest.

Gainesville is a small rural town that has supplies for your everyday life. A grocery store, hardware store, feed store, restaurants, Dollar General, gas stations, Antler Restaurant, and the famous "Hootin and Hollerin" every September.

Mtn. Home, AR, is about 30 minutes south of the property. Here is where you can do that "city shopping" we all like to enjoy now and then-retail shopping, Super Wal-Mart, Lowes, Home Depot, Antique shopping, restaurants, and entertainment.
