Approximately 5.4 acres just north of Thomasville, MO, right off of Highway 99. Thomasville is a small rural town located in Oregon County and is home to the Eleven Point River.

This property is located about 2 miles north of Thomasville. As you turn off the highway onto the easement road, you will see the clearing and driveway. This clearing is mainly level, with some trees scattered all over. The property itself is mainly level, with just a couple of spots with a slight slope to the east. On the west side of the property, you will find a small pond and an electric easement. From the southern part of the clearing, you can enjoy the views of the southern sky.

The soil in this area is great for growing crops and is ideal for use in gardens. In addition, a garden could be a great income producer for someone looking to make some extra money.

The electricity can be found on the west side of the property, and a couple of poles are already on the property. All you need to do is either have a meter installed on one of the poles or have a pole set. If you have a meter installed, you will have to build within 300 FT of that pole. Howell-Oregon will only bury up to 300 FT of service line between the pole and the structure. If you want to build further away, then you would need to have another pole set.

Just because there is electric service on the property does not mean that you have to take advantage of it. Solar is one way that you can get your electricity and save some money. With this property having an awesome view of the southern sky, using a solar system would be a great investment. You also have the opportunity to sell back to the grid if you produce enough energy.

There is no water source on the property at this time. The good thing about going off-grid is there are many options you can choose from. Most wells will run anywhere from 300-450 FT in the area, and they can cost anywhere from about does include the pump, casing, and drilling. To save money, you may want to look into a water storage system or a catchment system. Mtn. The view is about 24 minutes to the northwest of the property, and they do have a filling station for water storage tanks. You can get 25 gallons of water for a quarter.

The Eleven Point River is about 4 miles from the property. This river is one of the first eight rivers of the National Wild and Scenic River System established in 1968. This is a 44-mile long scenic river with a largely undeveloped shoreline and a large watershed. However, it does start as a small river in its upper reaches near Thomasville and gains considerable width and depth as it flows south-eastward. There are 11 designated public access points and eight float camps designated on the river to overnight camping for people who like to float.

Approximately 100,000 acres of Mark Twain National Forest is located less than 5 miles from the property. You can access the state land from the county road that is right past the property. In addition, there are county roads, highways, and Forest Service roads that wind through this huge section of land. The public can use this land for various activities such as camping, hunting, hiking, horseback riding, and 4-wheeling. If you are interested in hunting public land, this is one of the prime areas.

West Plains, MO, is going to be about 30 minutes away. This is the closest town that will be able to provide amenities for everyday living. They also have a hospital that provides high-tech services such as interventional cardiac care, open-heart surgery, oncology, neurosurgery, and cancer treatments.
