Only 3.5 miles to Ichetucknee Springs State Park, the property is also only 38 miles to Gainesville and less than 20 miles to Lake City. It is 76 miles from Jacksonville. The tract is in a beautiful and peaceful area of Columbia County with rolling hills surrounded by forests and farms. It features a half mile of paved road frontage on SW Ichetucknee Avenue and has 1.1 miles of interior woods roads. The property is well drained and has elevation changes of 60 to 75 feet.
The woods consist of 138 acres of 7 year old planted slash pine as well as 22 acres of hardwood hammocks. The hardwood hammocks would be ideal and beautiful locations for a secluded home site or cabin retreat. The pines are healthy, growing rapidly in volume, height and value each year and are suitable for pine straw production. The sale of pine straw would provide annual cash flow for the investor. The pines should be ready to thin for additional cash flow within the next 7-9 years.
White tailed deer, wild turkeys and other native wildlife roam the property. Build your "next Covid getaway", enjoy the seclusion and relax.
