Myrtle 1 is approximately 10 acres located between Thayer, MO, and Doniphan, MO in Ripley County. This area is miles away from the big city hustle and bustle. There is a town about an hour away that does have your big town amenities.

Take a drive down County Road Z-6 and enjoy the nice scenery. As you drive down the county road, you will come to New Home Church, and the easement road is just past it on the right. Take the easement road to the 6th driveway on the left.

As you enter from the southeast corner, you will see a driveway that heads west into the parcel. The land has a good mixture of relatively flat land to gently rolling land. There is a ton of young hardwoods scattered all over this part of the property. Although the land does have some brush, you can see that the grass is growing underneath. The soil in this area is just right for gardening. As you follow the driveway west, you will see that most of the land is useable.

To get to the clearing on the very far west side, you will need to take the driveway across the creek. This is the best location for the clearing. Check out the old cistern near the big cedar tree. We do estimate it to be about 15 FT deep. The clearing is huge, relatively level, and already has a big yard. On the west side of the clearing, there are more woods and a couple of trails.

The seasonal creek runs from the north to the south on the west end. While we were there working, it was flowing well, had minnows swimming, and a little moss.

The electricity is available and can be found at the end of the easement road. You will need to drill a well, do a water catchment system, or a storage system. A lagoon is permitted on this property, or you can install a septic tank. You may also want to look into composting systems.

Crumpie's BBQ is a place that everyone has to stop by when they are down in this area. Some of the best BBQ you will ever find, and a peaceful setting. They are located at 26983 Mo-142, Couch, MO 65690.

The Current River public access is located about 10 miles from this property off of HWY 142. They have a public campground, swimming hole, boat launch, and tables. The Current River is part of the Ozark Scenic National Riverways and is a sight to see.

Myrtle, MO, is a small rural town of approximately 30 people. This state's area is mainly huge ranches/farms, hunting land, National Forest Land, State Conservation Land, and tons of rivers. The closest town to get you items for everyday living is about 40 minutes away.

Thayer, MO, will have your Wal-Mart, grocery stores, hardware store, feed store, and the Warm Fork Spring River. It is also about 4 miles from the almost 3,000 acres Fourche Creek Conversation Area.

Pocahontas, AR, is just across the border and has so many things to offer for you to enjoy. The Historic Davidsonville State Park, The Black River, Maynard Pioneer Museum, and Wilderness Valley Ranch are outdoor activities. They have a huge aquatic park as well with indoor/outdoor water activities.

These parcels can be found on County Rd Z-6 and are well off the paved highway. You can use several different roads to reach this land. We do suggest having a truck or SUV as they are county-maintained roads.
