Land Description

Land Location This One of a Kind property is nestled at the base of the majestic Quachita Mountain Range in South-eastern Oklahoma in the heart of the Ouachita National Forest. This is the premier area to own recreation property due to its beauty, outstanding hunting, convenient location to national forest and the equestrian trails. It is conveniently located less than a half mile south of Holson Valley Rd and approximately 0.75 miles off of paved highway 59. Brushy Creek is just south of the property boundary for a quarter of a mile and is a good hole of crystal clear water that provides recreational opportunities for fishing, and swimming. This property is surrounded and all 4 sides by the 1.5 million acre Ouachita National Forest, which provides hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and other small game as well as direct access to an impressive network of Atv, hiking and horseback riding trails that are operated and maintained by the US Forest Service. The trail below the pond connects to Cedar Lake Equestrian trail 6. The 13,000 acre Blackfork Wilderness Area is also very close to the property and contains extensive areas of protected and unlogged old growth forest Nearby towns include Hodgen, Heavener, Talihina and Poteau, which is the county seat. Broken Bow Lake, which offers some of the best fishing in Oklahoma, is only a short drive to the South. Sardis Lake, Cedar Lake and Wister Lake are only minutes away as well. The Talimena Scenic Drive is only a few miles South. The property is about a 45-minute drive from Fort Smith, Arkansas and about 4 hours from Dallas, Texas. The property is primarily covered with mature timber that is native to south eastern Oklahoma including a diverse variety of oaks, native shortleaf pine, eastern red cedar, sweet gum and sycamore. Trophy Whitetail Deer have been taken on this property and the surrounding area is known for its history of being a hot spot for deer and turkey.

Cabin This is an off grid cabin without utilities. The cabin is wired for electric and has fixtures in place, just hook up your generator and your set on power. It also has plumbing for the sink fed by 2 holding tanks behind the cabin. The cabin measures 24x24 with a covered front porch that measures 16x12. It has rough cut cedar on the outside and has a metal roof. It is in a very private location yet less than a mile off of a paved road. When you walk into front door there is a nice living area on your left with an open concept kitchen with a bar on your right. There is a double stainless steel sink, lots of counter tops and shelves for groceries and supplies. In the center of these two rooms there is a large efficient wood burning heater to keep you warm in the winter throughout the entire cabin. There are two nice size bedrooms that are currently set up to sleep 8 people. The view from the cabin is absolutely beautiful in every direction, there is nice pond right out your front door. There is also a fire pit, a place to hang up and quarter your deer, and plenty of level ground to park a camper on or build more. The front yard is studded with large mature Pine Trees that are evergreens that are full all year. There is a functional outhouse out behind the cabin.

Comments This property is the ideal setting for a relaxing and peaceful weekend getaway from city life or even a full time residence. No traffic, no hurrying, just simple life away from the hectic city. This is a very unique property that provides direct access to Ouachita National Forest for amazing outdoor, hunting, and other recreational opportunities. The mountain views from this property are spectacular. Good based road going to the property. In my opinion this is a rare find, a cabin on a tract of land this size surrounded by national forest. This property has been owned by the same family and is been a spot where many memories have been made and is all set up and ready for the next owner.
