If it's northern California you like, then you can't get much better than this as far as access, amenities and location to the main throughways heading north, south, east and west. Did I mention the price is right?
How about a 3/4 mile walk to the Klamath River? Yes, this property is within walking distance to the mighty Klamath. Up stream is Iron Gate Lake and the Department of Fish and Game Hatchery that raise Coho Salmon and the vigorous Steelhead Trout. Just above the Dam/Hatchery is Copco Lake (Aka- Iron Gate Lake) where you can find Yellow Perch and other game fish. As a property owner here you have the privilege of parking your RV or Camper/tent in the campground right along the shores of this majestic river.
This parcel is considerably larger than the typical K.R.C.E. parcels (Klamath River Country Estates) of 1 to 2.5 acres. This one is 3.4 and is on a cul-de-sac. The last house (next door) appears to have inhabitants however I have never encountered any of them and do not know if they are full time residents or just property owner's that occupy their land on occasion.
As seen in the multiple photo's of the actual property, this one has views of the river and surrounding mountain sides. Just north is Oregon and I am certain one of those mountain peaks is probably in that state. The majority of the property is covered in mature trees (Juniper and pine) and there are natural clearings suitable for a building site at the front and middle of this particular parcel.

This is my very own property and I do all the submitting to the County Recorder. I prepare the Deed and associated paperwork and submit everything myself so you don't have to wait long for the recorded deed to be in your possession.
Power is not that far off. Water will either come from drilling a well or storage tanks and waste will be from a septic system or some sort of "composting toilet" approved by the County. That aside, you can stay on your property in a tent, RV or camper for up to 30 days at a time and if you install an RV pad I am told it goes up to 90 days a year without having a Primary Residence in place. During the Salmon and Steelhead "run" that gives you plenty of time to fish up for the season.

Directions to Land
Coming from the Interstate 5 north or south bound, turn off at the Henley Hornbrook exit and head east on Copco Road for about 3 miles until you come to the bridge that crosses the Klamath River. As soon as you get on the other side turn right on Klamathon Road and go approximately 1 mile to Rooster Rd. Turn left and go to Dove St and turn right, then left on Robin then right on Cardinal. The property is about 400 feet down on the left (northeast corner of parcel).
