This is the last property I own in the Timberon subdivision. It's a little over half an acre. Restrictions here from what I am told have run ramped. That is to say people are living in RV's, camper's, trailers, tents, and what have you. This is such a huge area that you probably won't see anyone near or about this property.
The property has power and water which in itself can save you thousands of dollars. If you wish to build a conventional home or move a manufactured or mobile one in then you would need to hook-up to the water (usually runs $600 from recent quotes), power is to the property so the only thing left besides of course submitting plans for building is to install a septic system or approve alternative. I priced this lot for a cash sale of only $4,999. I will have to charge a one time doc preparation fee of $299 which covers submittal for recording the deed. I will issue a Special Warranty Deed. I will however take a minimum of $1,000 as a down payment and finance the balance for up to 24 months making the payments roughly $200 a month which will include property taxes and water standby fees.
The Buyer will get copies of all documents submitted along with the parcel and vicinity maps that I have and some literature about the area and county. Access to Timberon when I purchased this property back in 2002 was via a dirt/gravel road. Now its completely paved so you can get to this mountain subdivision in record time.
Timberon is a census-designated place in Otero County, New Mexico, and is within the Sacramento Mountains at the southern edge of the Lincoln National Forest. The population was 309 at the 2000 census. Timberon has a 9-hole golf course, as well as a lodge, a pool, a church, an airstrip and a volunteer fire department. The elevation is in the 7,000 foot range. The county seat is in Alamogordo infamous for the White Sands Missile Range.
Directions to Land
From Alamogordo take US 82 East to Cloudcroft. Then head south on hwy 130 (Sacramento River Rd) to Timberon. Turn right on Riverside Road and go to Cibola Drive and turn right. Just when the road does a slight turn to the left, the property is on the right.
