The property is approximately 0.5 miles northwest of Headland, AL, approximately 13.5 miles northeast of Dothan, AL, and approximately 16.1 miles southwest of Abbeville, AL. This region of Alabama has a rich history of farming and timber production. The topography consists of rolling hills with interspersed waterways throughout the area. Henry County was established on December 13, 1819 by the Alabama Territorial Legislature. The area was ceded by the Creek Indian Nation in 1814 under the Treaty of Fort Jackson. Henry County was formed before the State of Alabama was organized. Abbeville was designated as the county seat in 1833. Henry County has been called "The Cradle of the Wiregrass". She is “The Mother” of nine other counties. When the county was formed in December 1819, it was the largest county by area within Alabama and encompassed a vast land area that now includes the Southeast Alabama Wiregrass Region and beyond.
From downtown Headland, take Broad Street (Highway 173) to County Road 17. Turn left on County Road 17 and travel 0.8 miles to the property on the left. There is a good internal road accessing the campsite and a large agricultural field on the north end of the property. The field road allows access around the cultivated field and there are numerous trails through the natural timber stands providing access for outdoor recreation. The entrance to the southern portion of the property is located just south of Little Blackwood Creek from County Road 17. This road provides access to the agricultural field and timberland on the southeast boundary of the property.
The property consists of 240 acres of which an estimated 61 acres are in dryland agricultural production, 139 acres are in upland pine/hardwood mixed timber, 38 acres of bottomland hardwood timber, and 3 acres in a campsite. The northern largest agricultural field is currently planted in peanuts. The smaller agricultural field has been left fallow with no current crop production in 2020. The cropland has terraced fields leading down to the Blackwood and Little Blackwood Creek systems. The open areas off of County Road 17 provides an excellent location for a cabin or house site. Water and electricity are already established at this location. There is currently a mobile home and camper on the property, but they are not included in this sale. The upland timberland areas of the property provide excellent wildlife habitat with cover, browse, and hard mast trees for deer, turkey, quail, rabbit, and numerous other wildlife species. The bottomland timberland areas provided excellent habitat for duck hunting along the Blackwood and Little Blackwood Creek systems. Property to the west, south, and east have all been incorporated into Headland City limits. Blackwood Creek is a tributary of the West Fork Choctawhatchee River and begins approximately 4.5 miles east of the property.
The property has uneven-aged timber of various tree species. The upland timbered areas were harvested in 2003 leaving pre-merchantable and pulpwood sized stems. The timber has naturally regenerated from rootstock and seed trees remaining after a timber harvest. The current timber condition is aesthetically pleasing providing excellent wildlife habitat and outdoor recreation opportunities in a forested landscape.
