IThe pasture is good Bermuda grass, abundantly produced by the rich sandy loam bottom ground. The three ponds all hold water very well and are stocked with fish. The Blue River is a scenic backdrop to this beautiful place and also is a very good spot to wet a line. The rich bottom ground provides the perfect base for the 25 or so pecan trees that grace these scenic acres. These trees definitely provide a little extra income potential.

The all electric home was remodeled in 2012 by the current owner. It has ceramic tile flooring throughout and just a few years ago the kitchen was updated with all new hickory kitchen cabinets. There are two cattle/livestock run-in sheds that help protect your livestock from the elements. One is 12' x 24' and is in a 5 or 6 acre pasture, perfect for your horses, wouldn't you say? The other is 20' x 28' and very solidly built, open to the main pasture and used for the nurturing shed. The corral and working pens have a nice Powder River squeeze chute. It is well built of pipe and sucker rod.

The new shop building is fantastic. It is all steel, 30' wide and 50' long, insulated with sprayed on polyurethane and even has two 10' x 12' insulated overhead doors, a walk door, concrete slab floor and 14' eave height. Off the east side is a 22' deep by 50' long shed that can serve as implement or cattle protection. The shed is dirt floored.
