Hunter's Pinelands is in a strong timber production region of Southwest Georgia. The tract is located 4 miles from Preston, Georgia, which is home to one of the largest pine sawmills in Georgia. Webster County is primarily a rural area with many farms and timberland and has become a destination for many recreational hunters due to the good population of white tail deer and turkey. It is centrally located in the heart of Southwest Georgia, being approximately an hour's drive from Albany, Columbus, and Interstate 75. It is about a two hour drive from Atlanta's Hartsfield International Airport.


Hunter's Pinelands has excellent road frontage on paved County Road 89 and some frontage on Georgia Highway 41. There are multiple gated access points along both of these roads. The internal roads of the property are good and provide access to many parts of the property. There are numerous four wheeler trails that have been used by the current hunt club, and these provide access to almost all parts of the property.

Site Description

The topography and soils of this property are typical for this part of Georgia. The topography ranges from level to gently rolling. The soils are well drained on the pine plantation uplands to more moist soils leading into and throughout the hardwood bottomland. The hardwood bottomlands are primarily surrounding the headwaters of creeks that eventually lead into Kinchafoonee Creek. The hardwoods provide excellent habitat for wildlife, including deer, turkey, and other small game. The property is highly desired with recreational hunting clubs.


Hunter's Pinelands has a total of 320.4 acres of pine plantations that are 9 years old. All these stands have very good growth, genetics, and populations for maximum timber production. Also included on the property are 121.6 acres of mature hardwood of typical species for the area with an average timber value exceeding $1,225 per acre.
