Cape Fear River Hunters Paradise
Currie, NC 28435
Pender County, North Carolina
Land Description
The Zibelin Tract is one of the largest, unencumbered, sportsman's paradise in NC. This property is conveniently located off Hwy 11 and is less than a 30-minute drive from downtown Wilmington. It consists of 2,646 acres with 5 miles of Cape Fear River frontage. There is approximately 1,000 +/- acres of mature, hardwood stands along the river as well as internal streams and tributaries. The remaining acreage consists of managed loblolly and longleaf pines ranging from 13 year old to 50 year old stands.
This property is historically known for its great duck hunting and has a dozen natural duck holes throughout the property with existing duck blinds already in place. Along with the great duck hunting, there is a vast amount of deer, turkey, hogs, and bear on the property. There are miles of internal roads through the entire property that allow easy access to the entire 2,646 acres. The current owners recently had an excavator with a mulcher head clear back the 3.5 mile river road that winds the river bank from corner to corner of the property.
From an investment standpoint there are 3 access points (2 separate gates long Hwy 11 and a gate off Buckle road along the eastern side of the property) which allows this property to be subdivided into multiple parcels, all with river frontage. This tract has a timber value over acre. There are 195 acres of planted 2004 longleaf pine that will be ready to rake for pine straw in just a few years. Timber data, shape files available upon request. A sportsman's paradise that is this size, this close to a city, with a tremendous amount of immediate cash flow does not hit the market often.
