As you head up out of the creek there are pockets of excellent pheasant and quail habitat. Along the edges of the dryland farm ground and the many mature tree rows, the birds will utilize the cover to nest and hide providing very good opportunity for multiple limits of bird. Agriculture

The current owner has had a very stringent grazing plan and has run approximately 120 cows annually. Historically there has been plenty of hold over feed and carrying capacity could be increased to around 150 cows. Currently the dryland farm operations are being utilized for hay production with approximately 120 acres in Alfalfa/grass mix and the remaining 450 is in cane. Approximately 4 tons/ acre of cane hay have been produced annually.

Improvements

The home is an older 4-bedroom 2 bath ranch style with lots of character. Two large livestock barns with working pens and two large lots for feeder cattle are located on site as well.
