This is an unbelievable opportunity to own a one-of-a-kind hunting property in central Missouri. This property is approx. 1000 acres, with a little over half of the property under a high fence operation and a strict breeding program focused on producing the highest quality White-tailed bucks. Bucks in the preserve vary from 150 to over 300 inches! Outside the preserve the hunting is also exceptional. Many wild, free-roaming deer have been harvested measuring between 140-160 inches.
Another unique addition to the property is the introduction of a small elk population. Small numbers of trophy elk are released into the preserve for hunting, and currently the largest elk measures a whopping 500 inches! Many of this elk's offspring are available with the purchase of this ranch.
The high fence portion of this ranch includes all the equipment needed to continue this operation including vehicles, tractors, feeders, a bulldozer, lodge, storage sheds, and the current population of White-tailed deer and elk (see inventory list below).
One of the major costs of running a high fence operation is supplying trophy animals for hunting. Because this property provides up to 50% of its own animals through its breeding program, the cost of operation is significantly reduced. In the future, the population will continue to increase so that only outcrossing will be needed to maintain the health of the herd.
Along with breeding pens, this property also has a state-of-the-art artificial insemination facility on-site. This facility is so streamlined that breeding animals can be inseminated without sedation, resulting in much less stress for the animals. These improvements take up very little space and add substantial income in both semen and animal sales.
In 2006, this property boasted over an 11% return over the current asking price.
