Wooded Tract Near Enterprise : Enterprise : Coffee County : Alabama

Land Description

This is an outstanding opportunity to own a beautiful tract of land outside the city limits of Enterprise but very convenient to town. The CR 717 tract is 80 acres, mostly wooded, with a quarter mile of County Road frontage located just off Bellwood Road less than three miles from the Boll Weevil Circle. The CR 717 Tract has multiple best-use options: it would be an ideal location to build a nice country home and develop a farm if you are looking to build close to town. The trees could be harvested, and the land converted to pasture or hay field if you want to raise some livestock. Or, it could be left to grow large pine trees and held for a long-term investment and a recreational tract.

Developers take note - most of this land is level to very gently rolling. It could be divided in any number of ways to create multiple home sites ranging from standard sized lots to larger parcels

There are approximately 30 acres of Loblolly pine plantation that have been thinned twice, and ten acres of Loblolly pines that were planted in 2008 (approaching the time for a first thinning). Roughly 20 acres in the north were clear cut in 2017 and are in the early stages of naturally regenerating a stand of pine trees. There are about six acres of some large, older hardwoods and the balance of the tract is in open land.

The surrounding properties all help to create a genuine, “in the country” feel. There are woods, pasture and a very large lake immediately to the north, pasture and more woods to the west, and active farmland to the south. If you like to hunt, this tract has all the ingredients to hold plenty of deer - privacy, woods, food, and some thick cover. Based on the tracks, signs, and rubs, some very nice bucks call this place home.

The tract fronts on County Road 717 which is a well-maintained dirt road. There is local power close to the tract, but no city water or sewer services are available. A single-pole, high power lines run from the southwest corner up the west side of the tract and then cross the northeast 40 exiting near the NE corner. While you cannot build or grow trees in the right of way, this space could be used for pasture, hayfield, farmland, or as a very nice food plot.

Asking per acre, this is a special offering at a great price. Large tracts of land this close to Enterprise, particularly on the south side of town, are hard to find. Come take a look.
