Abner Rd is an access road and it is a rough muddy and dirt road, Sun Valley Rd is a rough dirt and muddy road as well and has access to the northwest corner and Abner Rd only because of the wash that drops 20 to 30 feet off into the western edge of the parcel. The land slopes gradually 30 to 40 feet down from the northwest corner to the southeast corner, there is a 65 feet by 111.52 feet wash along the southwestern corner of the parcel that is a 20 to 30 feet straight down drop off that flows toward and through the center of the southern property line The ground is mainly dirt and sparse grassy areas with small shrubs and cacti. We placed GPS flags at all corners at ground level as there were no existing survey markers or pins.

Mountain views are at a great distance to the west and southeast. We found no utilities nearby.
