The Nutt Tract 03019-03536 is a +/- 58-acre parcel of timberland located in western Union County near the community of Mount Holly, AR. North 33.298294, West 33.298294. The topography is well-drained with an intermittent creek running through the middle of the property. Access is excellent with frontage to both AR Hwy-157 aka Stephens Hwy and an open gravel road near AR Hwy-160 aka Mt. Holly Hwy. Some utilities exist along these two highways to create camp/home site potential within the Smackover School District. The majority of the property forms several stands of natural pine. A 5-acre stand of hardwood is located along a creek drain known in the center of the property. According to the Usda Nrcs web soil survey, the soil composition of the property contains an assortment of sandy-loams, which give the tract an excellent weighted average site index of 92.5 feet for Loblolly Pine base age 50.
