Land Description
The Seven Hills Tract is a great recreation property. Located in a very rural area, it is well suited for hunting, shooting sports and ATV riding.This property is in a certified economic Opportunity Zone created to bring private capital investments to eligible low-income communities. The Opportunity Zones incentive is a community investment tool established by the Tax Cuts and Jobs Act of 2017 to encourage long-term investments by providing a tax advantage for investors in certain situations.
Timber was recently harvested over most of the property. Several patches of trees have been left on steeper slopes and around drains and gullies. Significant areas of hardwood were protected near the northern property line. Harvest was completed in 2018. The cut area has not been replanted with trees. The attached aerial photo shows the area partly cut, more has been harvested since the photo.
The main haul road winds through the tract. It is in good condition and provides great access. Property lines are marked with yellow paint.
True to its name, the Seven Hills Tract is a series of large rolling ridges which allow long views of game across the open terrain and offer challenging slopes for an ATV playground.
