Land Description

Here is a fantastic indoor arena on 25 acres adjacent to the town of Madrid, NE. Included with the arena is a newly 2015 constructed 1100 sq. ft. main living quarters and a 700 sq. ft. apartment above the main living quarters. The apartment on the second floor has windows overlooking the arena, a kitchen, bath, and stacked washer and dryer, making it suitable for guests, employees or a living area extension, adding one and possibly two bedrooms to the main living quarters. An additional ten runs with shelter are located to the south, but do not have submersibles or electricity. There are fenced turnouts in the alfalfa field, and stud pens ready to go. Two small outbuildings are located near these turnouts and stud pens. A 7,500 sq. ft. outbuilding has a shop area of 3,900 sq. ft. with concrete floor and 3,600 sq. ft. storage. This building is suitable for hay storage, additional indoor stalls, vehicle/machinery parking and has a great shop with storage cabinets and counters. The shop area floor has been piped for radiant heating, and all equipment is there, but the system has never been fully assembled. The property, including the back pasture, is fully fenced, and has municipal water and septic system.
