The JSZ Farm and Ranch is located 10 miles northeast of Lusk, Wyoming. The ranch is reached by traveling north on State Highway 85 for approximately five miles; turn right onto Kirtley Road; continue east for approximately five miles to entrance of the property on the south side of Kirtley Road. The 1,198.12± deeded acres of the JSZ Farm and Ranch is presently operated as cow/calf operation and small irrigated property with approximately 64.46 acres of farm land under a low-pressure pivot system. The remaining acreage, 1,133.66±, of this property is native grass pasture. Improvements include 1,800 sq. ft. 1.5 story home with three bedrooms, 2.5 baths and its own well along with a 1,728 sq. ft. metal building with two 14 ft. overhead doors and a separate stall for a vehicle or storage along with a lean-to on the south side. The 2003 Zimmatic low-pressure center pivot general yields three cuttings per year. The irrigation well for the pivot produces approximately 450 GPM (gallons per minute), is 360 feet deep with static water level at 127 feet, and the low-pressure pump is set at approximately 200 feet deep. There is also a livestock tank in the pivot pasture. (The pivot is currently leased until October 1, 2018. Sellers will prorate the lease at day of closing.) The ranch has five pastures, each with their own water source. There are three livestock wells: 1) far east pasture, which has a new solar pump but can also be used as a windmill along with a 5,000 gallon storage tank; 2) submersible well in the 160 acre pasture with 5,000 gallon storage tank; 3) Jassman pasture has another submersible well with a 5,000 gallon storage tank. There are numerous rubber tire tanks, a short amount of underground pipeline, and a small reservoir. The carrying capacity of the agricultural unit is owner-rated at 125 cow/calf pairs from June 1 to October 1.
