Reduced, 24.29 Acres of Prime Hun : Madison : Rockingham County : North Carolina

Land Description

Once again Rockingham County dominates for Big Bucks in 2017. The top bucks include, 165 4/8 non-typical by bow, 153 2/8 muzzleloader and 163 0/8 by gun typical. Don't miss out on the action, Own your trophy hot spot in the number one county for big bucks.

This 24.29 acre property is located in west central Rockingham County between Wentworth and Madison. The property offers two access points. From the north end there is a deeded road that borders the property that leads to an old cemetery. This access is off of Shuff Road, which is south of Hwy 704. The other entry is off of Webb Loop Road which pulls off of McCollum Road.

This tract is actually two parcels being sold as one. Parcel one the low ground portion, is 10.72 acres. There is approximately an 8 -10 acre tillable field. Currently the field is not being planted. Parcel two, is 13.57 acres and consist of young mix timber from timbering 10-15 years earlier. There is approximately 8 to 10 acres that have been planted in long leaf pines. Current value of the pines is roughly six to seven thousand dollars.

This property has some good opportunities for holding and harvesting big bucks. The low ground, which borders Little Jacobs Creek, has fertile soil. The current landowner stated the ground has always produced good corn and bean crops. This lower field could be divided into thirds using the back third as a sanctuary to hold does. The front two thirds could be planted in a food plot consisting of Mossy Oaks' biologic or any other great deer attractors. Further up the creek is some dense vegetation that would be ideal for a tripod feeder.

The upper 14 acres lies on a southerly hillside and consist of young mixed hardwoods and pine. With the right food sources below, it could provide an excellent bedding and mid day travel area for big bucks.

The lay of the land plays right into the hands of the hunter. Having two access points allows the hunter to work the property from either end according to the prevailing winds.

The surrounding area is mostly timber ground and over grown fields. To the north and south of the property are several hundred acres of good deer habitat. To the west across Webb Loop Road along the Little Jacobs Creek are several row crop fields that also pull in deer.

Hunting pressure in the general area is moderate to low due to private property.

Over the past 8- 10 years, Rockingham County has steadily and quietly been climbing up the list of top counties for harvesting 140 or better class bucks. From 2010 to 2013 three typical Boone and Crockett bucks have come out of this county. Not to mention several non-typicals as well. With the proper deer management in place, Rockingham County will continue to turn out top end bucks.

The towns of Madison, Wentworth, Eben and Reidsville are all close by.
