Three House Broiler Farm

Land Description

Cave Springs Farm is a three house broiler farm on 95+/- acres in Floyd County, Georgia. The farm has 40×500 houses of which two were built in the early 1990s and one in 2001. The farm is mostly fenced pasture. The seller has recently cleaned up additional land for pasture. This will give the new owner around 80+/- acres of open land on the farm. There is a 2+ acre lake between the home and poultry houses.

Poultry Farm-The poultry farm raises a 3.75 lb bird for the Dalton Koch Foods Complex. We have quotes for the updates that are needed. The farm has Cumberland Hi Lo Flood Feeders with Chick Mates, Plasson Drinkers, Spark Ignite Brooders in the Brood Section, Stir Fans in the Brood Section, All North Walls are solid wood covered with a membrane and metal, LED Lights, 6 inch recirculating cool cells, Areotech 48? Fiber Shroud fans, and Cool Air 36? exhaust fans. All of these items are acceptable or partially acceptable for the updates. House 1 has the Brood Section solid interior and exterior walls. This farm has a historical gross annual income of around on “B” pay. The updates will move the farm to “A” pay, which will increase the pay and make the farm more efficient. This farm compost the mortality in the litter barn/compost shed.

This farm offers several places to expand the poultry operation. The seller has looked into building up to four 66×600 houses on the site. This could be a great place to expand an operation in the future when Koch Foods allows new construction.

Cattle Farm-The seller maintains around 30 brood cows on the farm. When the entire farm is cleaned up, this farm can run several more animal units. A working pen with a sweep tub and Powder River Squeeze Chute is included in the sale. The cattle working area is located in a side shed off of the litter barn. There are also troughed waterers on the farm.

Buildings-The equipment shed near the poultry houses is an open pole barn that can be used to store hay also. A fully enclosed shop is located near the home. There is an additional barn used for cattle near the home.

Home-The home is a 5 bedroom home with a modern feel on the inside. It has an enclosed garage, large porch, and oversized kitchen.

Included in the sale of the farm is a Kioti 50hp 4×4 tractor with loader, Lewis Brother House Keeper, Litter Pulverizer, and a 5 ft rotary mower. There will be some cattle feed troughs and feeders that are also included in the sale. The seller maintains a contract for day old bread with a local bread company. This is fed to the cattle as supplemental feed. This contract can also be part of the farm purchase if the purchaser can accept the terms of the Bread Companies contract.

This farm is a bio secure area. No visitors are allowed to visit the farm without the listing agents being present. All buyers must abide by the PoultrySouth Standard Operating Procedures for visiting a farm. This includes being qualified with a lender before visiting the farm.
