The property has access from 3 different roads, Alabama Highway 28, County Road 22, and Moore Town Road. Power and water are available to the property, and there are good cabin sites on the tract. Miles of good internal roads and trails lead throughout the tract. There are numerous food plots and stand sites for hunting strategically located in the property. The habitat is diverse, providing cover and bedding areas, hardwood drains for feeding, and large pine plantation. It would be possible to open some of the larger pine stands and create a great quail course.

The topography is gently rolling, with some undulations, but nothing to severe. The soils are good for growing timber, and does not have much chalky land which is common in the area. Several small creek branches flow throughout the tract, providing water sources for the wildlife, and there is a larger creek on the west side of the property.

The property is located 6 miles east of Livingston, and is conveniently located close to Interstates 20/59.
