Land Description

Wooded 449 Acre Upper Michigan Hunting Cabin Parcel for Sale. Michigan Deer Management Unit 155. This property is located in central Delta County in Michigan's Upper Peninsula. Delta County is located on the northwest shore of Lake Michigan. This county is the gateway to the 894,836 acre Hiawatha National Forest, and the property is only two+ miles away from access to this forest, as well as thousands of acres of the Escanaba River State Forest. These public lands are available for fishing, hunting, canoeing, kayaking, hiking, biking, horseback riding, wildlife watching, photography, ATVing, cross-country skiing, snowshoeing, ice fishing, and snowmobiling. There are 50 lakes and many streams in this county which offer you the finest fishing. The property being offered for sale has a large pond that can be viewed from the cabin. The property offers a diverse habitat for hunting. There are wooded areas, open areas, and a trail system throughout its borders. Whitetail Deer hunting is excellent in this County - it has the highest deer density per square mile in the U.P., and some large bucks come out of this area every year. Upland bird hunting for turkey and pheasant is very good as well. This property has stands of timber in various stages of harvest, that provide a varied habitat for grouse and woodcock, and some low lands for rabbits and other small game. Some harvesting of Balsam and Hardwoods has taken place. A 30-yard by 50-yard, and a 100-yard by 700-yard opening has been planted with rye and dyno-clover. Patches of raspberry bushes fringe the woodlands, and suggest that Black bear hunting may also be favorable here. Just a half mile down a good woods road is the private building site. The Cabin, built about 30-35 years ago, has a 14x14 Entry Way-Utility Room added in 1999, and a 13x18 Living Room added in 2000. The Original Cabin has a Cozy Dining Area and Kitchen Area, with a stairway to a large Second Floor Bunk Room. A Half Bath and Lp Gas Water Heater are located in the Entry Way-Utility Room. The Cabin is wired for generator-supplied electricity. It will sleep about ten persons. Outside of the Cabin is a Building for storage, and a Privy. Water is supplied by a drilled well. Located less than a mile+ off of M-35, the property lies to the west of Perkins, an unincorporated community in Baldwin Township. Perkins was founded around 1872 by the Cascade Company, which made charcoal kilns and cut lumber in the community. It was named after Josiah Perkins, an early settler of the area. Commerce in this area was supported by the Whitefish Branch of the Chicago and North Western Railway, which is still active today. This Village provides services year-round to locals, seasonal dwellers, and tourists. For larger Cities, Gladstone is only 9+/- miles away, and Gwinn is only about 25 miles away.
