As you can see from the aerial maps most of this property is productive ground. There are 3 small drainage pipes that run through the property. The barn was used for sheep until approximately 3-4 years ago. It is in decent shape but does need some work and cleaning out. The owner has put a metal roof on most of the barn. The northeast section of roof needs completing. The additional metal roofing is included and on site. There is a drilled water well at the barn and it has Arcade Electric. Arcade Electric is the local municipality and has electric rates about 1/3 of other providers in the area.
There is an active gas well on the property; a well production report is available. The owner owns a home on a neighboring tract that receives free gas from this well and this is the reason the oil and gas rights do not transfer with the land. The owner will consider selling his house with the farm if someone is interested. If they are sold together the oil and gas rights will transfer.
