Description: The McCauley Tract is a five-star recreational property, that was crafted with the hunter and fisherman in mind. There are miles of trails that lead throughout the tract and to the more than 11 food plots and many nice shooting houses. The tract is teeming with deer and turkey. The Cahaba River is just over a mile to the east as a crow flies. A fellow hunting on this property from Marion killed a buck he claimed went over 180” years ago. The crown jewels of this property are the two lakes that have been intensively managed for trophy game fish. The western lake was stocked with hybrid bass and bluegill. The eastern lake was stocked with black crappie and saltwater striped bass to prevent over-population. The lake on the western side is 5-6 acres and the one on the eastern side is about 3 acres. In this region, we experienced one of the worst droughts that lasted over 2 months; however, I was able to take pictures on November 10, 2016 towards the end of this drought and both ponds were full. The larger pond still had a small amount of water running though the overflow pipe. Southeastern Pond Management has been managing the lakes for years, and there are reports available about the fish.
The lakes also draw hundreds of ducks to the flooded timber during the winter. The property has access off both Gene McCauley Road and Mars Hill Cemetery Road. There is a deeded easement from Gene McCauley Road (west side) leading into the shop. Included in the sale is a nice newer 40’x40' shop. This shop has 4 nice roll up doors and a covered area that is all concreted for entertaining. Next to the shop is about 1 acre of fenced pasture that would great for a couple of horses or cows. The property is serviced with electricity and county water. There are several live streams and springs on the property. The timber varies from 9-11-year-old natural regeneration to some nice 20-year-old pines and areas of large mature hardwoods. There is a good mix of everything on this property. It is located about 3 miles east of Marion and is approximately 1 hour to Tuscaloosa or Birmingham. This is a solid recreational tract that you will want to see to appreciate.
Recreation: Great hunting and fishing opportunities. The ponds were professionally stocked and managed by Southeastern Pond Management. This tract is set up to enjoy great deer and duck hunting.

Location: Region 7, Central Alabama. The property is 14 minutes from Marion, AL. The property is 1.5 hours from Birmingham, AL. The property is just over an hour away from Tuscaloosa, AL. The property is 1.5 hours away from Montgomery, AL. Access: From Hardees in Marion drive south on Washington Street towards Fikes Ferry Road 350 feet. Turn left or go east on Fikes Ferry Road for 500 feet then stay left as Fikes Ferry turns into County Road 30 for approximately 3 miles. Mars Hill Cemetery Road will be on the left. Drive until you see the cemetery on the left and the property will be on left and right about .25 miles just north of the Mars Hill Cemetery. There are 2 double green gates to enter the east side. There are similar style gates to access the western portion of the farm.
