This is a rare opportunity to own property in one of the most desirable locations in Southern Arizona. This property provides an excellent short to long-term investment in an area that has all of the conveniences of an urban development (only 123 miles from Tucson Arizona, the second largest city in Arizona) but is located in a private and rural like setting.

Southern Arizona is one of the fastest growing areas in the Western United States, and boasts a low cost of living and a readily available workforce. The diverse cities and charming smaller communities hold a wealth of possibilities for every type of business as well as every type of person. This area is booming! Many of the smaller communities are some of the fastest growing in Arizona. Businesses and jobs are plentiful! Located along a major growth corridor between Nogales and Tucson this area is primed for growth. Arizona's growth rate is among the highest in the nation. Census reports show the state grew by nearly 1.5 million residents from 1990, when it had more than 3.6 million residents, to more than 5.1 million in 2000. 7.3 million residents are expected by 2010.

Located within Santa Cruz County south of Tucson, this region has many compelling factors that make it an attractive location for investment. Some of the biggest draws are its spectacular weather, relatively inexpensive housing, low land costs, and a close proximity to the wonders of Mexico. Santa Cruz County is increasingly being discovered by the urban populations of Phoenix (300 miles away) and Tucson as a pleasant retreat from chaotic urban life. The cultural and economic center of Santa Cruz County is the City of Nogales (17 miles away). Nogales is a major port of entry along the International Border with Mexico, serves as the County Seat and is bustling with commerce. Nogales is a major player in the produce industry of the United States. Produce is a huge business, and many of the fruits and vegetables that Americans consume are grown in Mexico and transported to produce dealers located in Nogales. From here, they are packaged and shipped to countless locations in the United States. Other nearby communities include Patagonia, Sonoita, Elgin, and Green Valley (a booming active retirement destination) which make up Southern Arizona's Mountain Empire. This is a region known for its Vineyards and high desert grasslands that many people liken to Montana, without the cold winters.

The terrain of the area consists of desert terrain, river valleys, and high mountain ranges. The area is a high desert grassland with elevations ranging between 3,000 and 9,000 feet. Several dramatic mountain ranges run through the county with the highest peak in the Santa Rita Mountains (near the famous Whipple Astronomical Observatory) at an elevation of 9,400 feet. Santa Cruz County is an ecological crossroads, where habitats and species from the Sierra Madre of Mexico, the Rocky Mountains, and the Sonoran and Chihuahuan deserts all can be found. The abrupt rise of mountains from the grasslands creates sky "islands" harboring rare species and communities of plants and animals. The southeastern part of Arizona is rich in history, natural wonders, birds and native vegetation. Recreation opportunities abound in nearby Coronado National Forest and Patagonia Lake State Park; not to mention the numerous Golf Courses, first class shopping, services and nightlife, all located only a short drive away in Tucson. Moreover, traveling from Santa Cruz's mountain desert setting to Mexico’s Sea of Cortez opens an even wider variety of recreational experiences including its expansive beaches, boating of all kinds, whale watching, and even deep sea fishing-----all within easy driving distance.
