A rolling prairie and timber mix farm, it has a rock bottom, spring fed creek running through the property and would make an excellent recreational farm with CRP and income. The farm is located only 1/2 mile from some ground that I formerly guided on. My hunters there saw some incredible bucks and tons of pheasants, I would expect no less from this one! Tall prairie grasses make up most of the CRP while a small remaining amount of tillable ground is currently in hay. The CRP contract currently issues $8060.75 in an annual payment that will increase to $9360.35 in 2010 and continue until 2020. Several wooded draws funnel deer toward the center of the property. Located close to some vastly open, high productivity row crop ground, this farm is on the edge of the prairie where I've found some of the best deer quality in the county. Vast amounts of deer are not present, but the ones that are around are able reach incredible trophy proportions because of the lack of hunting pressure and overall maturity. Small game is extremely plentiful in the form of birds and rabbits. Several possible building sites exist with rural water and electricity at the road. The owner is also offering an owner financing option!
