This unique timber investment tract is a must see! The property consists of approximately 650 acres of planted pines (583 acres of which are 26-29 years old). The bulk of the acreage is in hardwood and pine/hardwood mix and the property is very accessible through a well maintained and extensive road system.
The eastern boundary of the property includes a tranquil 2 mile stretch along the winding Middle Saluda River. Directly upstream from this 2 mile stretch is a five mile section of the river that is protected by a 600 foot wide scenic corridor through the South Carolina Department of Parks, Recreation, & Tourism in 1978. This section of the river, which runs through the partially restored Cleveland Fish Hatchery that is stocked with trout, was the first protected by the Scenic Rivers Program in South Carolina.
In addition to the excellent fishing opportunities, the combination of the diverse timber stands and the 2 miles of river frontage creates first class deer and turkey habitat. The majority of the river frontage is adjacent to large, neighboring bottom fields in agricultural production that should enhance the numbers and quality of wildlife. There is also a twenty-five acre bottom along the river that is currently planted in pines. This section of the property was originally river bottom fields and could be reconverted. The property has excellent rolling topography with several knolls and creek bottoms and a maximum elevation of 1,400 feet.
