Property Description

This 438 +/- acre Cherokee County ranch is located just northeast of Wagoner, OK and northwest of Tahlequah with hilltop views of Fort Gibson Lake from parts of the property. Two-lane blacktop country roads lead you to the acreage, which will be offered in 13 individual tracts and any combination of those tracts. Tract Descriptions

Tract 1: 10± ac with frontage on N 400 Rd. This parcel has been used as a hay meadow, is mostly open grassland and is one of the most productive parts of the property. Multiple building sites are present and access to rural water is available.

Tract 2: 10± ac with front on N 400 Rd. Tract 2 is a mixture of mature trees and open ground; access to rural water lines along the blacktop is available.

Tract 3: 10± ac with frontage on N 400 Rd. This parcel is a mixture of mature trees and open ground and has some terrain changes. A natural draw on the north portion of the tract would make an excellent pond site.

Tract 4: 115± ac with frontage on N 400 Rd. This parcel contains many of the improvements and is a mixture of open pasture, mature hardwoods and natural terrain changes. A description of the improvements follows:

Main Ranch House: the main house is 4,340 total square foot, which includes the front porch and fully enclosed back porch/sun room. This acreage is very secluded, a newly established road leads all the way to the property and I have jumped deer each time visiting the property. Tract 8: 8± ac that has a combination of mature hardwoods, open pasture and a creek running along the bottom. A small meadow with a barn is located on the south portion of the tract, which has plentiful access along N 400 Rd.

Tract 9: 9± ac with natural topography changes and plentiful building sites. This tract has a spring fed creek, which is always full and running! Excellent location to build a pond and a home while enjoying the natural scenery.

Tract 13: 11± ac that are located about 5 miles to the north of the main property. It is within the Peggs school district and sits at the corner of W 680 Rd & N 420 Rd. This corner property was once a home site, with the water well and old foundation still present. The well appears to be functional; however, your own inspection needs to be conducted. Heavily wooded piece that would be a good combination of recreational land and a place to build.
