Property Description
This 438 +/- acre Cherokee County ranch is located just northeast of Wagoner, OK and northwest of Tahlequah with hilltop views of Fort Gibson Lake from parts of the property. Two-lane blacktop country roads lead you to the acreage, which will be offered in 13 individual tracts and any combination of those tracts. The ranch boasts multiple improvements, including: newly constructed 4,340 square foot home, original 1,100 square foot home, impressive outdoor kitchen, studio, multiple shop buildings, horse stables, dog kennels, barns and a set of working pens. The ranch is contiguous to multiple large land holders, including the Clear Creek Monastery, which is a Gregorian Catholic monastery. Reference the individual tract descriptions and our Bidder Information Booklet for details of the improvements and features of each tract.
Tract Descriptions
Tract 1: 10± ac with frontage on N 400 Rd. This parcel has been used as a hay meadow, is mostly open grassland and is one of the most productive parts of the property. Multiple building sites are present and access to rural water is available.
Tract 2: 10± ac with front on N 400 Rd. Tract 2 is a mixture of mature trees and open ground; access to rural water lines along the blacktop is available.
Tract 3: 10± ac with frontage on N 400 Rd. This parcel is a mixture of mature trees and open ground and has some terrain changes. A natural draw on the north portion of the tract would make an excellent pond site.
Tract 4: 115± ac with frontage on N 400 Rd. This parcel contains many of the improvements and is a mixture of open pasture, mature hardwoods and natural terrain changes. A description of the improvements follows:
Main Ranch House: the main house is 4,340 total square foot, which includes the front porch and fully enclosed back porch/sun room. The house has 3 bedrooms, 3 baths, stone fireplace in the living area, rustic wood stoves in the bedrooms, formal dining room, well-finished kitchen and a large office. The back porch is fully enclosed and has terrific natural lighting.
Garage/Shop Building: positioned next to the main house this improvement sits on a 55x60 (3,300 sq ft) concrete slab. The garage enclosure, with 12 ft. doors, is 30x40 with a square footage of approximately 1,200. There is a 24x40 covered parking area in front of the garage doors and a 20x30 covered around on the side of the garage for parking trailers on a large RV.
Studio: with 32x32 dimensions the studio is approximately 1,024 square feet. There is abundant cabinet space, a rustic wood stove in the corner, and a large fire pit out the back entrance. It is complete with a half bath, hot water and is fully heated and cooled.
Horse Stables: the horse barn is 24x72 and has 4 stalls, a feed room, tack room and 12x24 clubroom with sink and wood stove installed.
Dog Kennel: the kennels are 18x26, concrete construction with vermiculite insulation. Multiple outdoor runs are present and the building has a sink with hot/cold water and is fully heated and cooled.
Tract 5: 15± ac that is a mostly open pasture and some hardwoods. A newly constructed pond is near the entrance of the parcel. Multiple improvements exist on this tract as well, as description is below:
Original Home: the house is approximately 1,100 square feet and has 2 bedrooms and 1 full bath. Surrounded by a white rail fence and mature trees, the home is very cozy.
Shop & Apartment: sitting behind the house is a metal shop building with concrete slab measuring 30x60. The west end of the shop has been finished with a full apartment that is 600 square feet, has a full bath, bedroom and kitchen area.
Well House
Pipe Working Pens
Loafing Sheds
Tract 6: 160± ac of mature hardwoods scattered across ridges and valleys that contour the land. Abundant wildlife is present on the property; deer & turkey are regularly seen. The land has not been hunted or pressured for 10-12 years and has served as a sanctuary for wildlife. This is a true recreational piece with plenty of diversity in terrain and various places to build a home or cabin in seclusion.
Tract 7: 10± ac located on the south boundary of the property. This acreage is very secluded, a newly established road leads all the way to the property and I have jumped deer each time visiting the property. Secluded building site, purchase individually or combine with Tract 6 and you already have a great place to build.
Tract 8: 8± ac that has a combination of mature hardwoods, open pasture and a creek running along the bottom. A small meadow with a barn is located on the south portion of the tract, which has plentiful access along N 400 Rd.
Tract 9: 9± ac with natural topography changes and plentiful building sites. This tract has a spring fed creek, which is always full and running! Excellent location to build a pond and a home while enjoying the natural scenery.
Tract 10: 20± ac which features an approximately 10 acre pasture field and the balance of the acreage is mature hardwoods. Purchase in combination with tracts 11 & 12 for 80 secluded acres adjacent to the Clear Creek Abbey!
Tract 11: 30± ac which the owner has spent considerable time cleaning out much of the undergrowth, leaving the large mature trees. About a 7 acre hay meadow lies on the south portion of this tract.
Tract 12: 30± ac which is adjacent to Clear Creek Monastery’s land and other large landholders. This tract is protected and secluded from future neighbors, enjoy the peace and quiet along with a view of Fort Gibson Lake in the distance. A large portion of this land has already had undergrowth cleared, just like tract 11. Purchase individually or combine with other tracts.
Tract 13: 11± ac that are located about 5 miles to the north of the main property. It is within the Peggs school district and sits at the corner of W 680 Rd & N 420 Rd. This corner property was once a home site, with the water well and old foundation still present. The well appears to be functional; however, your own inspection needs to be conducted. Heavily wooded piece that would be a good combination of recreational land and a place to build.
