Taxes run about a year!! The land is mostly wooded with mixed timber but was logged of some of the White Oak two years ago so there are lots trails and clearings.

LOCATION:
This parcel is south of the little town of Jadwin, Missouri, which has a convenience store/gas station and a huge canoe rental business. It is about six miles from the Current River and about six miles from Montauk State Park and the Ozark National Scenic Riverways. It is also near thousands of acres of the Mark Twain National Forest and the Sunkland Conservation Area, both of which are open to hunting. The largest deer ever shot in Dent County was taken just two miles from this land.
This property is about 14 miles from Salem, Missouri, a town of about 5,000 with a small airport, Wal-Mart Super Center, Hospital, collage, several museums, banks and so on. The area, as well as the land for sale, is rolling hills with lots of trees. Water is by well and sewer would be by private septic or you could use a composting system or outhouse.

THE TERMS:
The terms on this one are simple.
The sale price of the property is only down.
The payments are just a month on a lease/purchase with half of each monthly payment, plus the down payment and anything else you wish to pay all coming off the sales price for three years. After that we will finance the remaining balance at a month, including 9.75% interest until paid for with no balloons and no prepayment penalty.
It is very hard to find a nice larger parcel with views, privacy trees and electric and on easy terms to boot.
