Location: Between the Colorado River and the Cerbat Mountains, and 20 miles north of Kingman, (pop 30,000), 45 miles east of Laughlin, 75 miles South of Las Vegas, 210 miles North of Phoenix.

Topography: Flat to slightly rolling and sloping to the east toward the Hwy 93. The Black Mountain range is the the West, which separates the Colorado River (Lake Mohave) from the property.

Size: Five acre (size of 5 football field) - 330 ft. x 660 ft.

Roads: Access to the property is on all-weather county maintained dirt roads.

Population: Kingman, (pop 43,000), Chloride, (pop 400) Dolan Springs, (pop 2400)

Utilities:

WATER: Well depths in the area are about 900 - 1200'. Drilling costs about per foot. Alternatively, people buy a 300-500 gallon tank (water hauling), which can be hooked to a car hitch, then refilled as needed at Mt. Tipton Water Co. Inc., Dolan Springs (11 miles). Water costs only for 400 gallons. )

Or you can use water delivery service. Large residential tanks cost for a 1500 gallon above ground system. Delivery service costs for 1500 gallons of water. (Desert Water Service ). There are other water delivery services usually posted on the bulletin board at the DD grocery store (Dolan Springs). Delivery prices from them may be less.

SEPTIC SYSTEMS: Septic systems start at plus county permit cost.

POWER: Solar power is the least expensive means of power. Present location of electric line is about 2 miles southeast. Cost to extend facilities to the lot line and then to a dwelling is approximately per foot, for a line in excess of 400 feet. Citizens Arizona Electric.

Education: Kingman has public elementary, middle and high schools. There is bus service to and from school to Mineral Park Road, half a mile South of the Subdivision.

Shopping:

Convenience shopping in Dolan Springs and Chloride, and complete shopping

facilities are available in Kingman.



INDUSTRY: Las Vegas and Laughlin cities are big employers to residents. The Kingman Airport and Industrial Complex plays home to manufacturing, engineering, shipping, and fabrication.

Because Kingman is located at the intersection of Highway 93, Route 66, Interstate 40 and the BNSF Railroad Kingman has become a transportation hub for shippers using rail, air, or trucks.

Recreation: If you enjoy the outdoors, you’ll be in heaven! In Lake Mead, Lake Mohave, and along the Colorado River, there is excellent fishing and water-skiing, and river rafting.

You can go dirt bike riding, Horse back riding, hunting, hiking and camping also. The Laughlin and Vegas offer gambling, shows, etc.
