This is a large southern Albemarle County property with 1 1/4 miles of scenic Rockfish River frontage and beautiful Blue Ridge Mountain views. The property offers seclusion, yet is on 30 miles from Charlottesville. About 275 acres has merchantable pine trees with another 20 acres planted in 2000. The remaining acreage is in upland hardwood and natural pine habitat buffering streams and the river, providing excellent habitat for deer, turkey and bear. 1.25 miles of Rockfish River frontage offers excellent fishing for smallmouth bass, or duck & goose hunting. The James River, one of the best smallmouth bass fisheries on the east coast, is only two miles away at Howardsville. Several acres of pine plantations contain merchantable timber, providing potential for immediate income or return on investment. Excellent, established road system with culverts and ditches for drainage. This property would make a great sportsmen’s getaway. Charlottesville (30 miles) is home to the University of Virginia and Thomas Jefferson’s Monticello estate. Wintergreen Resort (35 miles) offers snow skiing and golf.
From Charlottesville, beginning at the intersection of I-64 & U.S. Highway 29, travel south on U.S. 29 for 18 miles. Turn left on State Road 6, travel 7.7 miles and turn right on Schuyler Rd. Go one mile and turn left on Howardsville Turnpike (Hwy 602). Travel 4.3 miles on Hwy 602 and the property begins on your right just past Mt. Alto Road (Hwy 735). Look for our orange boundary paint. Continue on 602 to our gated entrance on the right. Look for our green For Sale sign. This property is well-managed forestland & wildlife habitat with established food plots. It also has a good road system with culverts and roads stabilized with stone. The well-established property lines are marked with orange paint.
