Land Description

The short stream and ponds at the Beaver Springs Fishing Property were developed by Mr. Pat Yardley in the early 2000's in an effort to enhance his family's fishing property. This is the property that was used by the Utah DWR as a fish hatchery from 1937 until the late 1990's when Utah fish hatcheries were consolidated into fewer locations. The Yardley family has enjoyed this property as a family retreat in addition to a small business which was available to inexperienced fisherman (and their families) looking for a successful location to wet a line. The property is 4.6 acres with an irregular shaped parcel with 2 60'x100' ponds up to 15' deep. The ponds are connected by a meandering stream created by year-round springs located nearby, but off the property. The owner has stocked the ponds with Rainbow Trout supplied by nearby trout farms. Some native fish can also be caught. If allowed to grow the fish can attain a length and width up to 24 and 8 pounds. The owner will retain all rights to water (for his cattle operation downstream) but is willing to pump water from an on-site well which augments the water flow and keeps the ponds at their maximum depth. A three bedroom home, a shop, and office exist on the property which are in working shape, but could be improved. Electricity runs to the site. Propane will need to be delivered. A water well exists on the site and a septic system will need to be developed. The property is fenced and gated. It is doubtful that a similar property involving water, could be developed again.
