This well balanced cattle ranch is located approximately 2 miles east of the community of Bonanza, Oregon at the North end of the Langell Valley ranching and farming area. Generally the ranch is a mix of timbered ridges and broad productive irrigated valleys. There is a total of 1882 acres with 869 irrigated. The hay and pasture land is irrigated from two wells and the Horsefly & Langell Valley Irrigation Districts. The elevation is 4100’ with 13 inches of annual precipitation; the area enjoys a sunny high desert climate with 4 distinct seasons. Bonanza is the nearest town of 420 people with a service garage, convenience shopping, medial clinic, K - 12 school, two restaurants and several churches. The crop land consists of 100 acres in 2 and 3 year old alfalfa mostly class II soils. The balance of approximately 769 acres is in grass hay and pasture with excellent fencing and cross fencing. One of the wells produces 1900 GPM and the other recently tested at 7000 GPM for a period of 30 days.

The owner has thoroughly updated the home including cabinets, bathrooms, flooring, and appliances. The home is just off of a paved road. There are also 3 hay sheds for a total if over 10,000 SF of storage. One with concrete slab floor and solid walls has been used for grain storage. The livestock working facilities include two excellent new modern all steel working corrals, loading chute, custom sweep tub, hydraulic squeeze chute and 60,000 lb. electronic scale with numerous pens and holding fields off the corrals.

This ranch historically was in the same family for over 50 years and is one of our better livestock operations in the area.
